Search of all names in the chain of title with reports on liens and judgments for all owners, current and past, for the full statutory period applicable for the state. Includes searches related to property lien, easements, CC & R-covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property.
Update Search
Update search covers an extended search from the date of previous search on the subject property to the current date, includes a professional report on all the documents posted and recorded during the search period.
Open Mortgage Search
Open Mortgages/Deed of Trust is related to given property, and additional document which include Assignment, Modification, Subordination, Substitution of Trustee, and upload the search docs in the file.
Judgments and Lien search
Investigate if there is any Judgments and Liens against the borrower. Check if there are any Open/closed lien showing on title and request for release/paid in full letter or request judgment payoffs.
Tax and Bankruptcy Search
Research if there is any Bankruptcy filed against the borrower by using the PACER site. Tax Search performed to identify the current year and prior year County Tax status.
Current Owner
Current owner search involves searching for the details of the present title holder of the subject property and the latest deed with consideration. Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.
Commitment Report
Keying of Deed, Mortgage and its Associate, Tax Legal and Judgement information into client system based Tool or Any Typing Report on search package provided to generate Commitment or Property Report.
Legal Vesting
To identify the subject property, the legal vesting will be identified as per last recorded Deed/Deed of Trust, includes the reports capturing Legal Description & Vesting.
Two Owner
Two-Owner Title search is for the last two owners in the chain of title of the subject property. Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.
